Three principles guide every program we deliver — shaping how we partner with property owners, management agents, and operators, how we show up for residents, and how we measure success.
01 / Principle
Dignity First
Every program is designed around the humanity of the residents we serve — meeting people as the whole individuals they are, not as units of occupancy or care.
02 / Principle
Operator Alignment
We work directly with property owners, management agents, and housing operators — aligning programming with the goals that matter most to each: asset value, compliance, resident satisfaction, and renewal rates.
03 / Principle
Year-Round Consistency
Residents thrive on rhythm and reliability. Our seasonal calendars give communities something to anticipate, not a one-off event that fades from memory.
Who we are.
Olive Tree Housing & Services LLC was founded by Yolanda Gibbs, a housing professional with more than 20 years of experience in affordable housing compliance, rental assistance administration, and community development — including roles at NYC HPD and the U.S. Department of Housing and Urban Development.
Yolanda has worked directly inside the programs that govern today's affordable and senior housing communities — Section 8 project-based rental assistance, McKinney-Vento supportive housing programs, and HUD multifamily compliance — giving her an operator's understanding of what residents need and what owners are accountable for. Her recovery work following Superstorm Sandy earned her the Isaac Lieberman Award from the City of New York.
We built Olive Tree because belonging isn't an amenity. It's a baseline.
Let's build something meaningful
Bring programming your residents will look forward to.
Belonging isn't an amenity. It's a baseline. Tell us about your community — your residents, your goals, the gaps you're trying to close. We'll design programming that fits.
